This combined review places related records together without merging them

Property & Debt is used when a check-in or focused task needs both sides of housing net worth on one page. Property remains an asset with value and ownership costs. Debt remains a liability with balance, rate, payment, and payoff terms.

Keeping them separate prevents a net-equity estimate from hiding the actual property value, recurring housing costs, debt service, or loan terms.

Update the property side from a current valuation source

Review each property’s status, use, estimated value, as-of date, annual tax, insurance, maintenance, association costs, ownership, and planned purchase or sale. Rent belongs in Annual Spending and rental income belongs in Income & Benefits.

A value carried from an earlier check-in is still an old estimate. Change it only when you have a better planning value, and retain an honest date so later reports do not imply current appraisal evidence.

Update every linked and unlinked obligation independently

For each loan, confirm the current balance and date, interest kind and rate, payment amount and frequency, end rule, and collateral. Link secured housing debt to the property; leave ordinary unsecured debt unlinked.

Do not enter one net home-equity number in place of the property and loans. A sale, payoff, refinance, or second lien affects cash flow differently and needs its own visible assumptions.

Save once, then verify the combined effect in Projection

Save and return records both property and debt edits in the same saved revision. Review the affected Projection years for ownership costs, debt payments, balances, and any purchase or sale proceeds. If this editor was opened from a quarterly check-in, return there only after the saved values reload correctly.
